Rent Increases Outpacing Housing Prices

The increase in rents has surpassed housing prices. The rise in housing prices has remained below inflation. Nevertheless, rents have risen in line with inflation. Housing prices continue to rise despite high interest rates. However, this increase is below inflation. According to a report by Bahçeşehir University’s Center for Economic and Social Research, the annual increase was 21.6% in September. This figure translates to a real decrease of 18.6% when adjusted for inflation. The situation in the sale housing market is not accurately reflected in the rental housing market. The increase in rents is much higher compared to the sale of housing. The growth rate reached 45.2% in September, while inflation was 49.38% in the same month. In other words, the increase in rents is almost on par with inflation. Among major cities, particularly Izmir stands out in terms of rent increases. Rents rose by 46.2% in Istanbul, 51.3% in Ankara, and 56.3% in Izmir. The Central Bank had highlighted the increase in rents in its inflation assessment released two weeks ago. The report stated, “After the removal of the 25% rent increase cap, the high rate of contract renewal has kept monthly rent inflation on a strong trajectory.”
